1. Look past the staging
Ask about what you can't see in photos: insulation and window specs, the heating system, drainage around the foundation, and which finishes are standard versus upgraded.
2. Get the warranty in writing
Ask the builder what is covered, for how long, and how to request repairs after closing. Coverage varies by builder, so read the document before you sign.
3. Inspect it anyway
Even a brand-new home benefits from an independent inspection before closing. You can also ask whether permits have been finaled with the City of Seattle.
